How Much Will It Cost?
 
We've made buying the Disney Vacation Club from DVC By Resale truly simple.  Here are the costs to know for your DVC resale budget:

  • Annual dues (a.k.a. Maintenance fees & taxes, inclusive) on the points you are receiving for this calendar year's allocation
The Purchase price is set by the individual seller based on their value of the contract
 
Closing costs average $500 and vary by price and closing company you choose. (Click the Buy Now next to any property to see the exact costs without obligation) These fees are to protect your interests, cover your title search, title insurance and administrative costs to legally transfer the property from the seller to you. Unlike some companies, these do not benefit our office nor do we get a referral fee. You choose the closing company at the time of your offer, based on your preferred deposit delivery method.

Annual dues are paid by the buyer only on the amount of points you are receiving for the current calendar use year.  Disney sets their operating budget each year, each resort is different and you can find them detailed below and on our FAQ page. This calculation varies, because sellers have typically been using their DVC points, but we make is simple and easy on our website by showing you the exact amount for each resale on its no obligation, Buy Now page. Financing is available through various companies online like VacationClubLoans.com and MoneraFinancial.com – all terms and conditions are set by them. Please apply for any financing before making an offer.
 
Buying Instantly or Making an Offer
 
When you are ready to buy simply submit a formal offer directly on our website, right next to the contract you want through the Buy Now column.  To make your offer, we require: Legal names - existing DVC Members should check their deed for the correct names, address, a phone number and best email to send the contract.  We need your acknowledgement and acceptance of all the costs involved as detailed above.  To respect everyone, no offers should be made without full committment of every person signing and your deposit method and delivery route decided upon beforehand.  Once we receive all the pertinent information, we send the contract immediately or present the offer, whichever is applicable. Any offers below listed price or presented with notes will first be confirmed with you, then presented. All sellers are asked to respond within 24 hours and generally do so.
 
Deposits: Acceptable delivery methods include express mailing a personal check, using zelle, or for certain companies only, making a credit card deposit online.  You choose the company when you make the offer and that determines your cost and how your deposit is delivered.  Please do not agree to buy a property until you are able to fulfill your commitment of doing so.  Once the seller accepts an offer, the contract arrives immediately to your email. 
Buyers print, sign and digitally return their DVC resale contract back to us and must have their 10% deposit delivered within 5 literal days. Contact us in advance if you need an exception for any reason.
 
Unlike other companies, our website is kept in REAL time so we don't waste your time.  That means you can purchase a property immediately through the Buy Now button on each listed contract, without waiting. If a seller receives and accepts an offer, the status will say Under Contract until it is signed and the deposit is in escrow. But you still may place a back-up offer on that resale listing property.  All offers are welcome unless the listing is marked Firm or until a seller accepts an offer and you see the property marked Sale Pending. Every offer is time stamped, taken and presented in the order it was received unless and until, a full price or accepted offer changes the status to Sale Pending
When someone submits a full price offer it automatically takes precedence over a less than full price offer that has not yet been accepted by a seller, as in all real estate transactions
 
Right of First Refusal Submission
 
Once your signed contract and deposit are received, we send it to Disney for their Right of First Refusal waiver.  Disney has the right to buy any resale contract under the exact same terms and conditions presented to them.  (Less than 5% of our contracts are bought by Disney, historically) If Disney does step in, your deposit is fully refunded or may be applied to another contract if we have something else that meets your needs.  Disney’s ROFR waiver process usually takes the full 30 days unless there are any issues within the contract. Once Disney waives their right of refusal, we email you and things move forward quickly!  The closing agency takes over and prepares your final closing documents for delivery and execution.
 
The Closing and Ownership Transfer
 
Note your final payment must be certified funds. When the closing agent receives your executed documents as well as the sellers, the new deed goes to the county for recording.  A few days later, everything is sent to Disney Administration.  Disney Vacation Club will typically add you to their system, load the contract points and notify you of your ownership via email.  With that information, visit DVCMember.com to make reservations or call them at 1-800-800-9800 to speak with Member Services and start planning your next DVC vacation!  It's that easy.
 
Total Timeframe

In the past, the entire process took an average of 6-8 weeks from start to finish.  However, we always work to close each DVC resale contract as fast as possible. Recently, closing timeframes are closer to 40-45 days when all parties expedite their part. We know you are anxious to make reservations and we are all anxious to close!
